To understand our pricing you need to know what goes into a quality home inspection and the detailed report you will receive. In pricing a home inspection, we take into account five (5) main items. Each of these factors has a value on the price of an inspection as each can increase the length and complexity of an inspection.
1) square footage of the home;
2) sales price of the home;
3) age of the home;
4) location (address) of the home; and
5) any unusual or additional systems (such as 2nd kitchens, apts., etc.).
We also add $100 to $200 to any home that has been "flipped" because many of these homes are done on the cheap with many more visible and hidden issues that can be a liability for us and for the buyer. So it takes more time not only to investigate the home and the systems, but also to write up a report with the larger number of issues located.
On average, the cost of a home inspection is one tenth (0.10) of one percent of the sales price of the home. Not much for an objective review of the home you are going to sink a lot of hard earned money into.
The Home Inspection price is for a standard ASHI inspection. Additional services such as Radon, Mold, Air Quality, Lead, or other testing is priced at additional fees.
